Once we have a plan for smaller projects or architectural drawings for larger projects, we can begin the estimating process. When an estimate is approved and a contract signed, we plan our calendar for start/finish dates, milestones, and material delivery times. At that point we fine-tune the schedule and make sure clients are ready to go.
What does the estimating process look like?
After getting a plan established or architectural drawings, we put together a Preliminary Pricing Sheet for our clients. This sheet is an estimate range based on the last few projects that are similar in scope to a client’s proposed project. We use this broad set of numbers to determine if the budget is in line with the scope of work and if the preliminary numbers are in the budgetary zone of the client.
If the client approves the rough budgeting laid out in the preliminary pricing sheet we move on to a solid and detailed line-item estimate for the project. This detailed estimate lays out the entire scope of work and breaks down the estimate per phase of building.
What’s next after the contract is signed?
We begin laying out the calendar and milestones for the project. We find a start date that works well for our clients and begin the process of organizing for that date. We help manage any moving of personal items into storage. We determine with clients the logistics for living through the building process or temporary relocation while the project is underway. We also coordinate lists of specific materials the client will need to purchase.
How do we kick off a new project?
Communication is key when starting any construction process. Weekly check-ins are common when approaching a start date for a new project. We facilitate the ordering of materials with a longer lead time — such as windows, doors, cabinetry, tile, flooring, plumbing and lighting fixtures. And we make sure that all of our client’s concerns are being addressed before we begin and as we move forward.
